Summary

The Development Manager primary responsibility is for the SBU's sales and marketing in the pre-construction phase.  This position concentrates on identifying and procuring profitable projects for the SBU.

Duties and Responsibilities

  1. Assists the SBU Executive in the development and execution of the SBU's business plan by preparing the SBU sales and marketing budget, designing and implementing new marketing strategies and programs, assisting in the evaluation, planning, and execution of new scope of services and profit centers.
  2. Interfaces with the SBU's Director of Pre-Construction to ensure consideration of all relevant information and issues during the pre-construction process.
  3. Participate actively in team environment and contribute to successful completion of team goals.
  4. Identifies and procures profitable project for the SBU by overseeing all marketing activities, including developing customer relationships, networking, performing public relations activities, advertising, and conducting the personal contacting program.
  5. Oversees all sales activities, including identifying and pre-qualifying leads, working on procurement strategies, developing proposals for RFP's / RFQ's, closing deals, and negotiating contracts.
  6. Establishes goals, procedures, systems, and tools used to accomplish sales/marketing tasks for the SBU.
  7. Provide leadership for estimating and planning support personnel.
  8. Facilitate communication of cost history to ensure on-going evaluation of pricing information for better cost modeling and estimating.
  9. Preconstruction cost estimating
  10. Actively logging and tracking client relationships through CRM software
  11. Coaching and mentoring internal team member's in being actively engaged in business development efforts
  12. Supports the corporate marketing efforts by assisting with corporate networking and PR and with developing corporate marketing tools, systems, and programs.
  13. Performs other related duties as assigned or required.
  14. Interacts with SBU team members to ensure SBU policies and procedures are implemented. Also interfaces with corporate marketing personnel to coordinate marketing strategies and efforts.
  15. Uses tact to promote, develop, and maintain relationships with vendors, owners, architects, local, county, and state officials, and the general public.

Qualifications

  1. Bachelor's degree in marketing, communications and/or construction or related field or equivalent experience.
  2. At least 5 years construction related experience.
  3. Some marketing experience.
  4. Has some knowledge of general business concepts as well as marketing concepts and principles.
  5. Working knowledge of estimating and CPM scheduling principles and concepts.
  6. Has some knowledge of general business concepts as well as marketing concepts and principles.
  7. Understands and applies knowledge of construction concepts, processes, and delivery systems.
  8. Understands the budgeting process and can create and manage a budget.
  9. Demonstrated ability to act effectively as a leader in an organization.
  10. Interest in and the ability to use available training and development resources to improve subordinate's skills and abilities.
  11. Ability to develop appropriate business strategies consistent with corporate objectives.
  12. Excellent interpersonal skills; maintains effective relationships with others by using tact and by being sensitive to others' feelings and needs.
  13. Good communication skills both written and verbal; expresses self clearly and effectively; uses proper organization and grammar in written communication.
  14. Good presentation skills; effectively prepares formal presentations of ideas and proposals; effectively expresses self to groups and individuals.

  24. Has working knowledge of a current word processing application, such as Microsoft Word, and a presentation application, such as PowerPoint.
  25. The ability to perform essential duties and responsibilities efficiently, accurately, and safely with or without reasonable accommodation and without posing threat of harm to self or others.
  26. Working knowledge of a spreadsheet application, such as Microsoft Excel.
  27. Professional affiliation preferred.
  28. Community service affiliation preferred.
